Holiday-let owners
Send a season of dates without an account, a password or another app. Use the private link, forward a booking email, or connect the calendar your booking site already publishes.
Features
For UK holiday-let owners, managers and cleaning companies. Airbnb, Booking.com and VRBO calendars, owner links and booking email become one master calendar — then a named cleaner opens the job on their phone, you can see photos of the finished clean, the account owner for that workspace can get a Clean done email, and the diary can show At risk before the next check-in.
Who it is for
Owners keep the booking tools they already use. Managers see one set of dates. The cleaning company plans the changeover from the departure, not from a pile of messages.
Send a season of dates without an account, a password or another app. Use the private link, forward a booking email, or connect the calendar your booking site already publishes.
See every property in one workspace. Clear stays land in the diary. Overlaps, date changes and anything uncertain wait in the inbox with the original source attached.
Open today’s changeovers, the next seven days, and day, week or month views. The departure date is the clean, and a same-day arrival shows as a turnaround. A name sits on it, the checklist shows how far that clean has got, the photos of the finished rooms are on the changeover, an open problem shows there too, a Clean done email can go to the account owner for that workspace, and At risk or Late can show before the next check-in.
Airbnb · Booking.com · VRBOChannel calendars
Connect the private iCal address for a property. Airbnb, Booking.com, VRBO and other systems that publish a standard calendar feed can sit side by side. Each feed belongs to one property, and the stays are read into the same master calendar.
Owner intake
A private link needs no login. Owners paste a whole schedule, or send one new booking, date change or cancellation. Each property also has a booking email for forwarded messages. The iCal feed is optional and can run alongside both.
Changeovers
Once a stay is clear, the departure date is the changeover. Filter the master calendar by property, check-ins, check-outs, turnarounds or items that still need review. The next seven days is the list for laundry, travel and the morning check.
On the day of the clean
The diary holds the departure. The next step is getting that changeover to the person doing it, seeing the clean as it happens, opening the photos of the finished rooms, seeing a problem if they report one, getting a short email when the clean is done, and seeing At risk if it may miss the next check-in.
The Cleaners page holds the people who work for you. From the diary or the next seven days, put one of them on the changeover. Jobs with nobody on them stay easy to spot.
Create a link and share it yourself. There is no cleaner login and no app. The page shows the address, the check-out, the next check-in and the access notes, for their jobs only.
Set a checklist for the whole workspace. Give a property its own list when that home is different. The cleaner ticks items on the job link, and the changeover shows the count.
The cleaner adds a photo of the finished clean on the job link. You see the photo count and the pictures on the changeover. The photos stay private.
The cleaner reports a problem from the job link. The diary, the month and the next seven days show the flag. An owner or manager reads it on the booking and marks it resolved. Nothing is emailed.
When the cleaner marks the clean done, the account owner for that workspace gets one short email: the property, the cleaner, the time, the checklist count, the photo count and any open problems. The pictures are not attached. A link opens the changeover. An account owner can turn these emails off on the Cleaners page.
The account owner for that workspace gets one email for each reason. If a clean has not been marked done by a cutoff before the next check-in, that is one reason. The cutoff is 2 hours before check-in, and an account owner can change it on the Cleaners page, from 30 minutes to 12 hours. If today’s changeover has no cleaner assigned, that is the other reason. The diary and the booking page show At risk before check-in, and Late once that time has passed. An account owner can turn these emails off on the Cleaners page.
The workspace
The signed-in company workspace is the operational home. Owners never see it. Staff use it to accept what is safe and to hold what is not.
See how many updates are awaiting review, how many changeovers are due today, what the next seven days hold, and how many owner links are active.
Clear stays are added automatically. Uncertain dates, overlaps, changes and cancellations stay here with the original message or file, until a person approves, corrects or removes them.
Open a stay to see the source, the dates, the notes and what changed. Staff corrections keep the original detail, the reason and who recorded it.
From the inbox, draft a message about an overlap or an unclear stay. It opens in your own email app. Nothing is sent for you, and the booking is not approved or removed.
Add an owner once, then attach their cottages, lodges or apartments. Share the portal link, copy the property booking email, and connect or pause that property’s iCal feed.
Staff join by invitation. The workspace shows each person’s role: account owner, manager, scheduler or viewer. A shared owner link can be replaced if it was sent to the wrong person.
Add a name, with a phone number or email for your own records. Assign one person to a changeover from the diary or the next seven days. They are not invited to sign in.
Create a link for a cleaner and copy it to them. On their phone: the address, the check-out, the next check-in and the access notes. The link can be replaced if it was passed to the wrong person.
Properties use the workspace list unless you save one for that property. Ticks are kept on the job. Open the changeover to see the progress, such as 8 of 12.
From the job link, the cleaner adds a JPEG, PNG, WebP or HEIC photo of the finished clean, up to 10 MB. You see the count on the changeover and the pictures on that booking. The photos stay private.
From the job link, the cleaner chooses damage, missing or low supplies, maintenance, cleanliness or guest mess, or other. The note is up to 400 characters, with up to six private photos. You see a flag such as 1 open problem. An owner or manager marks it resolved and can add a note. Nothing is emailed.
When the cleaner marks the clean done, the account owner for that workspace gets one short email. It names the property, the cleaner and the time, and includes the checklist count, the photo count and any open problems. The pictures are not attached. A link opens the changeover. An account owner can turn these emails off on the Cleaners page.

What the diary keeps straight
Portal submissions, booking email and iCal can be used together. When the dates already match, the extra source is attached instead of adding another changeover.
A checked diary
Private links, booking email and encrypted calendar feeds come into one company workspace. Uncertain dates stay out of the working plan until someone decides. Where authenticator sign-in is required, staff complete that check before the diary opens. The record does not replace your judgement about access, timing or who is on the job.
Alongside the diary
Booking records stay in your workspace. Owners use a private link rather than a shared login. Read the security approach.
Email, a pasted list or a connected feed stays attached, so a disputed checkout can be compared with what was actually received.
The next seven days groups changeovers by departure date, with confirmed work separate from anything still awaiting a decision.
Each property has an address of its own. A forwarded message is queued for that property, and a message that names more than one property waits for you to choose.
The owner experience shows the private portal: paste a schedule, send one update, or preview an iCal connection.
The Booking Chaos Test reads a sample message without changing a live diary. It is a preview, not the workspace itself.
Straight answers
Each property can connect one private iCal or ICS address. Airbnb, Booking.com and VRBO publish this kind of feed, and any other booking system that provides a public HTTPS calendar address can use the same route. On Airbnb calendars, reserved stays are imported and dates marked “Not available” are left out. Other feeds are read as standard calendar stays, including cancellations the feed marks as cancelled. Guest names and event descriptions from the feed are not stored. After a successful check, the feed is read again about every 15 minutes. That is a sync, not an instant alert, so a same-day change should also be sent by the owner link or booking email.
No. Each owner receives a private link and does not create a password or see your other clients. One link can cover every property that owner has with you; they choose the property before sending dates. Each property can also have its own booking email address, and an optional iCal feed beside those routes.
The guest departure date is the changeover. The master calendar shows check-ins, check-outs and same-day turnarounds, where one stay ends and the next arrives at the same property on the same day. Day, week and month views, plus the next seven days, are there for planning the work. Clear stays are added automatically. Uncertain dates, overlaps, changes and cancellations stay in the booking inbox until someone on your team decides.
You can use the workspace free for 30 days with your whole portfolio. There is no property cap during the trial. No payment card is required and the trial does not charge you automatically. Paste booking lists, enter a new booking, date change or cancellation, and connect an optional iCal feed. You can name as many cleaners as you need, share a private job link and set a cleaning checklist. Afterwards, up to two properties stay free. File attachments are temporarily paused for new online workspaces. Plan prices are on the pricing page.
No. You add them on the Cleaners page and assign one person to a changeover from the diary or the next seven days. They do not get a password. You create a private link and share it. The link shows only the changeovers assigned to that person.
The property address, the check-out, the next check-in and the access notes saved for that property. Where a checklist is set, they tick the tasks on the same page. An owner or manager can mark it resolved, with a note if they want one. Nothing is emailed.
